The Design Process

Pre-Design

Feasibility Studies, Establishing Concept & Scope, Surveys & Soil Testing, and Preliminary Zoning Research.

Programming

Who are the users? What are the space needs? Adjacencies? Long Term Needs?

Schematic Design

Conceptual layouts "bubble diagrams", Space Relationships, Code and Zoning Research, and Massing Studies.

Design Development

Develop Established Plan, Investigate Systems, Coordinate Mechanical, and Cost Estimating.

Construction Documents

Final Systems Selections, Detailed Bidding Information Specifications, Coordination with Engineers.

Bidding and Permits

Agency/Code Reviews, Bidding to Contractors, Address Issues, Value Engineering if Necessary, Contractor(s) Selection.

Construction Administration

Observe Construction, Review Submittals, Progress Meetings, Resolve Issues.

Project closeout

Punch Lists, Final Local Inspections, Manuals & Instruction, Final Payments.

 

 
 
These are the steps we as architects take to create a building project. A great deal of planning goes into a successful design before construction ever begins. Not all of these phases apply to every project. Many will have fewer steps, while others may skip around or repeat phases.
